Understanding the AIQYA Rentability Score
The AIQYA Rentability Score™ is a multi-dimensional evaluation system designed to help homebuyers, owners, and professionals understand how well a residential project is likely to perform in the rental market – not based on assumptions but grounded in behavioural patterns, demand signals, community dynamics, and design logic.
Rooted in market behaviour, tenant preferences, and operational realities, the Rentability Score highlights both strengths and risks that shape rental stability, vacancy behaviour, and long-term tenant appeal.
What We Evaluate
The Rentability Score spans six key dimensions:
1. Demand Strength
How deep and stable is tenant demand?
We assess employment accessibility, tenant diversity, enquiry momentum, and absorption speed.
2. Vacancy Risk
What is the likelihood of extended vacancy periods?
We evaluate competing supply, investor concentration, seasonal patterns, and pipeline saturation.
3. Unit-Level Rentability
How well does the specific unit appeal to tenants?
We examine layout efficiency, natural light, privacy, view integrity, and shared-living compatibility.
4. Community Atmosphere
How does the project feel to live in as a tenant?
This includes safety perception, walkability, inclusivity, RWA policies, and the emotional rhythm of the community.
5. Financial Alignment
Does the expected rent align with tenant willingness to pay?
We analyse rent–price ratios, maintenance load, pricing sensitivity, and yield feasibility.
6. Operational Practicality
How easy and frictionless is day-to-day living for tenants?
This includes lift density, access control, parking behaviour, move-in ease, and the reliability of essential services.
How It’s Rated
Each dimension is evaluated using measurable market inputs, design logic, behavioural indicators, and operational signals.
